Dawson Realty clarifies questions on Chapel Road lot
As residents of Chapel and Aucoot Roads in Mattapoisett continue to pursue funding from the Community Preservation Committee to preserve a 3.1-acre lot, Dawson Realty has brought to light clarifications on several aspects of the property.
Residents in the area questioned whether the wetlands have been delineated and the Community Preservation Committee tabled a vote to support the purchase the land until the wetlands could be delineated.
“There are some errors that need to be corrected on the record,” said Sandra Dawson owner of Dawson Realty, the agency handling the sale of the property.
In particular, Dawson wanted to state that the lot is not a swamp or a park.
“I’m here to represent the seller. If in fact the Community Preservation Committee does not decide to buy this, we need to correct that impression with the public,” said Dawson. “The sellers are having a negative value put on the property.”
At a Selectmen’s meeting on Wednesday, August 8, Dawson said GAF Engineering of Wareham has evaluated and mapped the on the property. Town Administrator Mike Gagne said the map would be available at the Town Hall, and an agent from the town would visit the property to verify the location of the wetlands.
In response to questions of whether or not the lot is buildable, Dawson said the 50-foot setbacks required to build a single-family home on the property exist on all sides, though confirmation from the Town’s Building Department would still be required.
At an earlier date, Building Inspector Andrew Bobola said, based on the specifications, that the lot did appear buildable. However, at the time he had not performed a site visit.
Abutters to the property are interested in preserving the wooded lot, which they say acts as a buffer between them and Route 6 and is a part of Mattapoisett’s rural character.
If the town purchases the land, residents in the area have considered constructing a memorial on the site in honor of World War II veterans who were a part of the chapel formerly located near the lot.
Dawson said it would be “wonderful” if the committee purchased the land.
