Developer proposes condos on Spring Street
The Marion Planning Board heard a proposal for a 28-unit condominium complex at Monday night’s meeting.
Bill Curley, represented by attorney Patricia McArdle, wanted to run the plan by the board for feedback before submitting any definite plans to the Selectmen for approval. The condos would be built on four lots on Spring Street, next to the Baldwin Brothers.
The preliminary plans came from plans in 2007 that were originally designed to be a “phase 2” of the Baldwin Brothers project. The lots total about three and a half acres, which could support 42 units under the bylaws, but Curley said he only plans to put in 28.
“When you’re doing condominiums you don’t want a project too small or too big,” he said. “The style would be in that of a townhouse.”
The condos would be comprised of mostly two and three bedroom units, all of which would have a master bedroom on the first floor to make it more appealing to the town’s older residents. Curley also cited the new condos on Cottage Street as proof that there is a need for this type of residence in town.
Overall, the board was supportive of the idea, and made a few suggestions based on the concerns that they had.
The effect on the water and sewage connection was one of the main concerns of a handful of members.
“I’m supportive of the concept, but my one question is about the sewer connection because its a big issue in Marion,” chair Rob Lane said.
The board also made some suggestions regarding parking for visitors, access and including more open space in the plan, but ultimately liked the plan.
“I think that’s an attractive area for this,” board member Steve Kokkins said. “In general, I think we support the concept.”
Curley expressed an interest in submitting plans by the first of the year in order to try and get it onto the Town Meeting Warrant for the spring.
