Marion Planning Board lists requirements for gas station project
Developers looking to build a new gas station on Route 6 must submit several studies to the Planning Board before moving forward.
On July 6, project liaison and board member Jennifer Francis outlined the requirements, designed to assess potential hazards and nuisances, before Allied Ventures LLC formally applies to begin construction.
Company representatives unveiled plans to demolish a dilapidated gas station at 439 Wareham St. to make room for a 5,000 square foot commercial building. The building will house a convenience store, gas station, retail space and fitness center.
“I think the project has the potential to be desirable for the town, provided we can minimize any of the negative impacts that local residents may perceive,” Francis said.
Environment and stormwater drainage assessments are required, and the applicant must provide a list of property abutters, who will receive information regarding the project.
A site plan review is required, too.
“Between the site plan review and a special permit, those will cover potential issues related to traffic, landscaping and hazardous spills,” Francis said.
Chair Rob Lane said board members and engineers will then review the information. Studies will be on hand in the Planning Department for residents.
Also, a public hearing yet to be scheduled will allow residents to ask questions and raise concerns.
“Nothing happens until that entire process is complete and everyone involved has had an opportunity to speak,” Lane said.
Ryan Correia, of the Rochester-based Allied Ventures, announced plans for the project last month.
Correia and his business partner Ossama “Sam” Mohamed purchased the property recently. Correia is also in the process of revamping a Wareham gas station. Mohamed operates Sam’s Gas in Wareham.
