New developments at Marion property

Progress continues at the former Frigate Steakhouse restaurant as the property owner awaits comments from an engineering study done recently.

Last week, owner Arnie Johnson met an engineer for a review of the site, located on Route 6 in Marion. “He had some concerns, but they seemed fairly minor,” Johnson said.

A public hearing regarding the property is scheduled for June 3 at the Marion Planning Board’s meeting. Johnson said he hoped to have the engineer’s comments at that time.

Looking ahead, Johnson said he wanted to submit a revised plan, based on the engineer’s recommendations, later in June.

Johnson also said he has agreed to install a 6 foot tall fence to address one property abutter’s complaint.

The fence is designed to block a view of the parking lot for the abutter, Johnson said.

Johnson, who chairs Rochester’s Planning Board, seeks to build a produce and ice cream stand at the location.

Last year, he received approval from the Zoning Board of Appeals to begin the process.

Already, Johnson has earned approval from Marion’s Board of Health for the installation of a septic system. The Massachusetts Department of Transportation has offered its approval on a conditional basis.  Should the Planning Board allow the project to move forward then transportation department approval would follow, Johnson said.

The old restaurant would be demolished and a market carrying local fruits and vegetables would be built in its place. Johnson, who formerly worked for a wholesale produce company, said he would use his experience to operate the market, to be called Fieldstone Farms.

Johnson said if local products were in short supply he would turn to Massachusetts and New England farms to stock the store’s shelves.

Fieldstone Farms would carry organic products such as milk, honey, cheese, fresh produce, dips, dressing, and croutons.

Johnson said he plans to operate the store year-round.
