"For sale" sign returns to Frigate Steak House

The Frigate Steak House building is back on the market just two months after owner Joe Sauro approached the Planning Board on the property’s future.

Sauro, who also owns the Gateway Tavern in Wareham, came to the Board in September asking for town input as to what he should do with the former 67-seat restaurant. Sauro purchased the 1.26-acre property in June.

The Frigate building has been used as a restaurant for well over 27 years, according to Bill Madden of GAF Engineering in Wareham.

Sauro said he considered keeping the building a restaurant or looking into the idea of affordable housing on the property at the September meeting.

Yet Sauro said Friday, Nov. 18, that he recently put the Frigate back on the market.

“After meeting with several people, I decided it was just too much work,” Sauro said. “When I put the numbers together, it just wasn’t enough from a restaurant of that size.”

The building’s future was also discussed at the Affordable Housing Trust meeting Monday, Nov. 14.

Trust member Roger Blanchette said buying the property could be a good project for the town, but everything is in the preliminary stages.

“Everyone came to the consensus of this being a good idea,” Blanchette said. “But we need to look through our finances and explore our options first.”

Blanchette said the Trust tossed around the idea of having around two affordable townhouses on the property. One thing to consider, he said, is the absence of a sewer hook up.

Blanchette believed houses, not apartments, would be more beneficial due to the 60 affordable apartments planned for the 40B project near The Wave restaurant on Rt. 105.
