Waterfront land attracts potential developer

One of the town’s largest undeveloped tracts of waterfront property has caught the interest of a Rochester man.

On Monday, Ryan Corriea presented the Planning Board with three options to develop the 66-acre property, located near 78 Wareham Road. He asked if board members thought the site could support cottages and condominiums, an assisted living facility, or a mix of commercial and residential use.

Saying more information was needed, the Planning Board recommended Corriea research the site with an eye toward endangered species habitat and flood zone restrictions.

“Our planning subcommittee needs much more information to render a decision,” Vice Chair Stephen Kokkins said. “A board decision would benefit you much more if you had a more specific request. We all support intelligent growth in Marion.”

Corriea has a purchase and sale agreement with the property’s owner, Heron Cove Properties LLC. He said he wanted the board's opinion if commercial development was possible; though, a residential-based project may be more appropriate for the site. “I think I’m in going in the right direction,” he said after the discussion.

There are a few obstacles to development. Because the site has no sewer access, a large facility might be difficult to build.

John Rockwell said Selectmen have opposed extending sewer to the property in the past.

As Chair of the Open Space Acquisition Commission, Rockwell said the area is home to endangered species, which may also hinder development. He offered to meet with Corriea for further discussion.

“This is probably the biggest piece of undeveloped property on the water,” Rockwell said.
