Senior housing project solves key issues

ROCHESTER — The major issues facing plans for a potential senior housing project on Rounseville Road next to Plumb Corner are close to being resolved. 

The Planning Board is preparing to review plans for an age-restricted community and, according to attorney Peter Paul, developers are close to reaching a settlement agreement with the owner of Plumb Corner to fix a drainage issue which has held up the proposal.

“We want to get this show on the road and get the drainage fixed as soon as possible,” Paul told the Planning Board on Tuesday. 

Paul said the costs to fix the issue have been worked out and he hopes to show a proposed settlement with Plumb Corner to town officials in the next few weeks. 

The plan to develop the community was proposed by Wareham-based JC Engineering and REPurpose Properties, and will serve residents age 55 and above. 

Their plans include a U-shaped housing development featuring 22 duplexes and two cul-de-sacs on the property. Another portion of the land would be designated for industrial development. 

A playground belonging to Countryside Childcare has been an issue for developers because part of it is on the property set to be developed. In order to move forward, the playground needed to be carved out of the plans or torn down.

The daycare recently purchased another location on Cranberry Highway, but it has been unclear if they will stay at Plumb Corner or move to their new location. 

“We’re going to keep the daycare center there,” Paul said. “We’re going ahead as if the daycare center is going to stay and carve that out.”

Michael LaCava, owner of REPurpose Properties, mentioned that the building plans will try to reflect the historical nature of the surrounding building since the development would be located in the town’s historical district. 

“I’m glad there is progress being made,” said Chairman Arnold Johnson. “I’m hopeful we can get this thing rolling in October.”
