Construction begins on luxury housing development overlooking Weweantic River
MARION — After years of discussion and uncertainty surrounding a property near the Marion-Wareham border, construction has begun on a new housing development at 78 Wareham Road.
Toll Brothers, a Pennsylvania-based developer, is constructing 48 luxury houses on the 30-acre waterfront site dubbed Marion Pointe.
The current developer took over the project from former developers Matthew Zuker and Armando Petruzziello, and now plan to build single-family units instead of a mix of attached and detached units as originally planned. The neighborhood was also intended for older residents, targeting people 55 and up.
Rezoning efforts began in 2021, headed by Zuker and Petruzziello. Town Meeting rejected their proposal in fall 2021, but the measure passed a second vote in spring 2022. Toll Brothers later took over the project in 2025.
According to previous reporting, Zuker and Petruzziello projected in 2022 the houses would be priced in the mid-$600,000 range. The new developer anticipates pricing to begin at $1.5 million, with amenities including a private clubhouse, fitness center and walking trails.
